Differences between a Traditional Real Estate Agent and a Personal Real Estate Shopper
A traditional Real Estate Agent is dedicated to the acquisition and sale of properties. A Real Estate Personal Shopper, on the other hand, works exclusively for the buyer or investor.
The main objective of a Real Estate Agent is to find buyers for the properties he/she has previously acquired. The objective of a PSI is to find the house that best suits the client’s needs and at the lowest possible price.
Estate Agents act as intermediaries between the seller and the buyer as they need both for the sale to go through, but ultimately represent the interests of the seller. A PSI works ONLY for the buyer and represents their interests.
An Estate Agent’s interest is that you sell your house as quickly and at the highest possible price. A PSI is only interested in you buying the house that best suits your needs, at the lowest possible price.
A Traditional Real Estate Agent only shows the properties he has captured, which are the ones he has to sell. By contrast, a Personal Property Shopper can show you any property that is for sale (even properties that are outside the conventional market through private contacts) and this means that they will give you access to 100% of the properties on the market.

Exclusively for you, to accompany and advise you professionally throughout the process of searching for and buying a property or real estate asset.
1. THE INTERVIEW
Everything starts with a close interview to understand your needs as a buyer, so that the purchase process becomes simpler, quicker and more efficient for everyone. After the interview, we will sign a purchase mandate to ensure commitment and exclusivity between both parties.
2. THE SEARCH AND SELECTION OF PROPERTIES
We carry out an exhaustive search of the options that best suit your needs and the way you want to live in your home. According to the criteria analysed and agreed with you, we look for options in real estate databases, we study offers from real estate agencies, private advertisements and other sources that are not presented in the open market. We check every corner of the market, scheduling appointments with sellers in order to visit and examine each property, filtering out only those properties that meet the required criteria.
3. VISITS AND REPORTS
We personally visit all options that have passed the preliminary screening. On the same day we provide a report on each property specifying the following information:
General characteristics (location, building, staircase, common areas, façade, orientation…), Photographic and/or video report, Advantages and disadvantages of the property, Market valuation of the property, Price report of the municipality/neighbourhood, Our valuation of the property and conclusions.
4. NEGOTIATION AND VALIDATION
All our efforts in this phase are aimed at achieving the best negotiation and the closing of a transaction on the best possible terms for our client. At the same time we make the necessary technical and legal checks so that you can buy with maximum security, detecting fraud and even commissioning a technical validation or appraisal if required.
5. PURCHASE MANAGEMENT AND LEGAL FORMALITIES
We collect, prepare and review all the necessary documentation for the signing and closing of the real estate transaction, making everything much simpler: registry data, utilities, energy and community certificates, IBI… Providing an estimate of the costs of the sale.
In addition, once you have acquired your property, we can help and advise you on the processing of changes of ownership of utilities, home insurance, interior decorator, removals, as well as advising you on how to process the sale of your current property.
